Across Australia, most of our 9,500 schools and many of our tertiary institutions have been built to meet only minimum building code requirements. The result is facilities that are not necessarily designed to provide comfortable, productive or healthy work environments for students and teachers.

Little research has been done into robustness of ‘green’ commercial building performance and the consequent risk to both environment and investor of a building/occupant mismatch. This project describes a due diligence analysis on a ‘green’-rated office building. The building was assumed to be a system consisting of envelope, services, occupants, economic and urban environment.

The energy and carbon requirements of Building Regulations do not explicitly give credit for housing designs with lower heat loss areas or more efficient shapes. Yet through a better understanding of these issues, designers and developers can significantly reduce the energy consumption of new homes, potentially at little or no extra cost.

Adapting building designs for climate change is about managing the unavoidable. While there is debate around what level of adaptation is needed, there is growing awareness that design practices need to take into account predictions of increased risk and intensity of extreme events.
